Projects, JVs and acquisitions
Introducing investors, JV partners and buyers to data centre projects and assets.
Across the project lifecycle, we make direct introductions in three areas:
Investor introductions for projects:
Progressing a powered land scheme, a build-to-suit campus or an operator expansion? We introduce developers, landowners and operators to infrastructure funds, private equity sponsors and institutional investors looking for projects at your stage and MW scale. Explore investor introductions for projects, view data centre investment opportunities or bring a project to market.Development joint ventures:
Control land or a grid connection offer and want a partner to co-develop and fund the scheme? We partner with developers and pair you with the right one for your project, and introduce JV equity partners for land-plus-power and build-to-suit developments. Explore data centre joint ventures or bring a site to market.Asset acquisitions and disposals:
Buying or selling an operating data centre, a powered shell or a sale and leaseback asset? We put data centres and powered sites in front of institutional buyers, REITs, operators and acquirers discreetly. Explore sell a data centre, data centres for sale and data centre acquisitions.
Diligence Questions for Operating Facilities and Development Sites
Institutional investors and operators must carry out independent commercial, legal, and technical due diligence. Key diligence questions differ between operational assets and development land.
When assessing operational colocation facilities, prospective buyers should ask:
Power capacity:
What is the gap between contracted utility power and actual IT load? Is unutilised capacity reserved, stranded, or available for expansion?Tenant agreements:
What are the lease expiry dates, indexation terms, and break clauses? What proportion of revenue depends on anchor tenants or key occupiers?Plant condition:
What is the maintenance record and operating age of the switchgear, uninterruptible power supplies, generators, and chillers? What capital expenditure is due over the next five years?Cooling design:
Does the current plant support higher rack densities, or would high-density deployments require supplemental liquid cooling loops or airflow containment upgrades?Environmental compliance:
What is the historical power usage effectiveness across seasonal peaks? Are acoustic, emissions, and municipal environmental permits up to date?Physical security:
Do perimeter setbacks, biometric access systems, and visitor logging procedures meet target occupier specifications?
When assessing data centre land and development parcels, capital partners should examine:
Utility status:
Is the parcel marketed as powered land? Powered land is an industry term rather than an official certification. Buyers must ask: Does a formal grid connection agreement exist, what is the confirmed energisation date, and what financial securities or network reinforcement milestones are required?Planning consents:
Is the site zoned for data centre use? What restrictions apply to building heights, acoustic boundary limits, and backup generator runtime?Civil ground conditions:
What do geotechnical and contamination surveys show regarding soil stability, flood ratings, and past site uses?Fibre connectivity:
How close are diverse terrestrial fibre routes, and do off-site rights-of-way exist to connect into regional meet-me rooms?Substation delivery:
Who is responsible for building the substation, and what are the equipment lead times for high-voltage transformers?
